First collection to launch from Avanton, and a new home for Royal Academy of Dance

Avanton today announces the launch of Coda Residences at Avanton: Battersea. Coda Residences is the first scheme to come to market from newly launched developer Avanton, and finds its home within a new mixed-use development that will also create the new global HQ for the Royal Academy of Dance.

Avanton: Battersea, designed by Patel Taylor, establishes a new and significant landmark for this part of Battersea being just moments from the riverside and only eight minutes' walk from Clapham Junction. A bold design approach comprises three buildings on a single podium, the architectural form of which has been inspired by the movement of dance.

Coda Residences comprises 130 suites, one, two and three-bedroom apartments, located in the central building of the scheme. Amenities include a dedicated music room, and a flexible-use entertainment suite – including spaces for dining, film screenings, and lounge. Residents will also benefit from landscaped private gardens, and most homes will also enjoy a private balcony or terrace, some with panoramic river views.

Avanton: Battersea is located on York Road, a short walk from Clapham Junction and moments from the River Thames. This part of Battersea is undergoing a major transformation, boosted by the decision made by Royal Academy of Dance to retain its HQ in Wandsworth.

This is the first project to launch from new development company, Avanton. The company combines expertise from some of the UK's most respected housebuilders spanning over 60 years, and includes former senior directors of Barratt West London and the Berkeley Group. Avanton has a vision to build new homes that will be as well-loved in 20 years as they are the first day residents move in.

A new landmark for Battersea

Avanton: Battersea, designed by Patel Taylor, will be a new landmark for the London Borough of Wandsworth, with an extraordinary design befitting the creation of a unique new destination.

At ground level, The Royal Academy of Dance will bring new life to York Road. Above the Academy, will sit three blocks of varying styles. Two buildings offering modern interpretations of the traditional mansion block bookmark the development, while a contemporary central block rises 23 storeys. A stepped structural form considers the impact of the building on the streetscape, creating a pseudo visual illusion at ground level which mirrors the movement of dance.

Calming interior design

Interior architecture and specification has been created by Johnson Naylor, designed as an honest reflection of Avanton's vision to do things differently. Interiors look to create a home environment that offers a calm backdrop to everyday life, with a timeless sense of style and a high quality of finish.

Floor-to-ceiling windows create contemplative spaces, acting as natural extensions to the living room. Kitchen and reception spaces feature light oak flooring, designed to reflect light throughout the apartment. Kitchens offer a mix of light and shade, with dark veneer cabinets at floor level and matte white cabinets above units, separated by a statement textured porcelain splashback in grey.

The use of porcelain continues in the bathroom, with the same printed piece as a splashback and wall statement. Warm, tiled walls offer a neat alternative to a heated towel rail, while bold backlit circular mirrors enhance the muted and calm interior approach taken throughout Coda Residences.

The amenity offer is innovative and maximises use of space, with consideration of residents' needs. A combined lounge and dining room can be used as an open-plan space or separated, thanks to bespoke adjoining dividers, to create a more intimate setting. The lounge also offers a dual use as a cinema room, while the dining room can be used as a space for business and co-working. Elsewhere, a sound-proofed music room offers a space for uninterrupted practice of instruments.

Private outdoor space, that changes with the seasons

Between the outer mansion blocks and the central building, private gardens exclusively for residents find their place above the Royal Academy of Dance, to maximise views over the River Thames and across Battersea. The landscape design will have a seasonal approach, featuring a variety of plants and colours that will change across the four seasons. In the public realm at ground level, historic trees will be retained, and new trees will be planted, to promote biodiversity and create an attractive boulevard style design on York Road.

A new headquarters for the Royal Academy of Dance

The new global headquarters of the world-famous dance Academy will almost double the size of the Royal Academy of Dance's current premises. A world-class centre for dance will be created to the Academy's specification and will include state of the art facilities including performance space, studios, a café, library, and an archive.

Residents of Coda Residences will also benefit from access to studios within The Royal Academy of Dance's for exercise classes for activities such as ballet and Pilates.

An emerging part of Battersea

This part of Battersea is undergoing a micro-regeneration that expands beyond Avanton: Battersea. The scheme is less than a minutes' walk to the River Thames, and only eight minutes' walk from Clapham Junction. More widely, a new leisure centre, public park and a range of developments are planned, which together will create a new town centre between Clapham Junction and Wandsworth Town. 

Residents at Avanton: Battersea will benefit from living in an emerging location with strong connectivity, close to mainline train routes at Clapham Junction and with village style amenities on the doorstep. Battersea High Street is a 12-minute walk, while Wandsworth Town Centre with its charming cobbled high street is just a 14-minute walk from Avanton: Battersea. Further afield, Parsons Green and Gatwick can be reached by train in just over 35 minutes, and swift access to the A3 provides residents with access to the South of England by car.

The developer has appointed JLL as the sole agent for the launch in Hong Kong. Pricing for a studio apartment starts from £495,000 (about HKD5.37 million).
