For such a notable development, co-developers China Construction Bank and Lai Sun Group wanted a property manager with experience in grade-A property management services who was also well-positioned to provide consulting on other real estate portfolio-related matters. Armed with a solid track record, JLL was chosen for the project.
Our property management team is responsible for overseeing the overall operations of the 27-storey CCB Tower – from concierge services, security, cleaning to repair and maintenance, and utilities management.
As the headquarters for China Construction Bank, the building regularly hosts exhibitions, VIP visits and press events. We provide added value by partnering with the client on event management and coordination, and advising on catering arrangements.
While an entrance to the Central MTR station in the basement attracts foot traffic to the building, it also has to be carefully managed and controlled. Our team provides input on just how to do that.
In the aftermath of the COVID pandemic, we have enhanced daily and monthly deep cleansing and monitoring, while deploying a number of other sanitisation measures, including the installation of air purifiers and sanitisers. We are trialling new technological applications, such as contactless buttons in the elevators within the building, and doing our best to promote public health on the premises.
The CCB Tower signage on the roof of the building is among the most eye-catching in Hong Kong. It is our team’s job to monitor its status around-the-clock and to minimise its impact on the surrounding environment.
Impressed by JLL’s work for its headquarters building, the client has since entrusted us with the property and facility management of its CCB Centre in Kowloon Bay, 48 retail branches under China Construction Bank (Asia) and ATM machines across the city as of November 2020.
The office space at CCB Tower is 100% occupied. Our management team responds within an average 10-30 minutes to all requests for repair and maintenance works. To date, we have received consistent positive feedback and as of November 2020, a 4.5 out of 5 client satisfaction rate on our one-stop shop services.
