Homes that suit a personal way of life

Precision built offsite and craned into position, Town House will be completed by June 2021 and provide 21 three- to four-bedroom apartments with a floor area ranging from 1,000 to 1,500 sq ft. Featuring full-height oversized windows, balconies and full-length patio doors leading to private gardens, as well as impressively high ceilings, the three-story Town House maximizes natural light to create a sense of flow between rooms. The layout of each apartment can be changed and tweaked to suit residents' personal taste and lifestyle. With the outside walls being the only load-bearing ones, each apartment is flexible enough to adapt in the future as everything in it can change as life does.

Based on the concept of a smart home, Town House also comes with Smart technology, giving residents wireless control of their heating, lighting and hot water through the Lightwave RF integrated system. Plus, every apartment is wired for super-fast fiber broadband. Meanwhile, the integrated heat recovery system keeps each apartment ventilated and filters incoming air, while heating the incoming air by transferring heat from the outgoing air.

Based in the heart of New Islington Marina and close to Manchester Piccadilly train station and the Metrolink stop, Town House provides the perfect balance of city center living without too much hustle and bustle and allows residents to discover the benefits of living by the water while offering more room for luxuries like carparking, private gardens and communal areas.

High life without the high-rise

At six floors, Mansion House takes a very traditional approach to modern life. Each block consists of between eight and ten apartments with a single entrance, each floor consists of two apartments with shared hallway and each apartment consists of a unique design that residents can adapt to suit the way they want to live.

Comprising 40 one- to two-bedroom apartments, Mansion House is all about space. Each apartment features extra high ceilings and a private 8sqm balcony that floods the home with light and provides stunning views over New Islington Marina. Apartments at each end of the building also benefit from an additional balcony either off the living area or bedroom and there is a choice of kitchen and bathroom layouts to cater to residents' individual needs.

The walls and ceiling feature cost- and energy-efficient Cross Laminated Timber, which provides ideal insulation by retaining heat in the winter while allowing the building to breath in the summer. The natural radiata pine finish is complemented by ceramic flooring that is easy to maintain. The two top-floor apartments have an additional 'lantern' that increases the ceiling height to nearly five meters. With each unit made to order offsite before being assembled onsite, everything at Mansion House is built as accurately as possible with wastage kept to a minimum. Mansion House is also equipped with the Lightwave RF integrated system, and the roof is fitted with photovoltaic panels, supplying power to communal area lighting and entry systems.

Set to be completed by March/April 2021, Mansion House aims to combine urban living with suburban tranquility, providing residents access to all the best that urban living has to offer with facilities such as a social club, public park and bakeries right on their doorstep. Plenty of bike racks and parking are offered, along with all the usual amenities.

Mandy Wong, Head of International Residential at JLL in Hong Kong said, "The modern, tailor-made and architect-designed homes are able to suit your unique way of life, creating smart new neighborhoods that change, adapt and evolve as your life does. As one of Manchester's best loved communities, New Islington is reputed for its rich history, the amazing marina, the OFSTED outstanding school plus Pollen bakery and Cask ale bar. The future looks exciting too. With a surprisingly smart residential district taking shape along the canal, New Islington offers a true community filled with a mix of family homes, apartments and social housing all side by side with independent businesses, and places to run and play as well as sit and stay. On top of that, there are all of the amenities needed for a growing community to thrive including great public transport and a health center."

Homes at Town House & Mansion House start from £325,500 (HKD3.45 million). For further information, please contact Mandy Wong, JLL, tel: +852 3759 0909, email: irp.hk@ap.jll.com, or visit https://internationalresidential.jll.com.hk/.
