20th May 2024: British Land recently appointed JLL to launch its first homes, a collection of 186 studio, one, two- and three-bedroom net zero apartments, at The Founding, Canada Water. This 35-storey residential building – designed by architects Allies and Morrison – is the first chance to buy at this new central London district as it undergoes a rejuvenation as a place to live, work, play and relax.

  • 186 spectacular new homes launch at The Founding, Canada Water’s first phase

  • World-class design partners: architects Allies & Morrison, and interiors from Conran and Partners

  • Apartments in prime waterside position, offering exclusive views of London’s skyline

  • Delivering 12 acres of green spaces, net-zero homes, offices, leisure and retail by 2030 as part of wider 53-acre masterplan within Zone 2

The expansive open plan homes within the flagship residence, The Founding will provide unique panoramic views across London from large, metal framed feature windows and private balconies. The bespoke interiors have been carefully curated by award-winning design studio Conran and Partners. Brushed stainless steel, matte finish feature ironmongery, polished concrete-style worktops and European oak flooring have been incorporated to reflect the area’s rich heritage as a former shipping and timber heartland and a working dock during the 18th and 19th centuries.

In homage to the 130 acres of surrounding woodlands, parks, docks and waterways, and in keeping with the sustainable vision of the Canada Water masterplan, a mix of natural and sustainable materials have been incorporated to create a contemporary and elegant feel. High recessed ceilings feature exposed concrete and designer track lighting, while soft furnishings include linens, textured fabrics, and recycled materials.

Three separate and distinctly designed roof gardens on floors 6, 29 and 32 will feature extensive and lush planting inspired by tropical rainforests. From these rooftops residents will have exclusive skyline views to enjoy sunrise looking east over the River Thames to Canary Wharf, and sunset looking west with the stunning London skyline of Tower Bridge, The Shard and St Paul’s Cathedral. Amenities within the building include an impressive mezzanine-level resident lounge that will provide home working and social spaces, in addition to flexible areas for private gatherings and entertaining.

Simon Capp, head of residential sales at British Land, said: “Since we launched The Founding last year, we’ve seen ongoing interest from astute buyers who recognise the value in early adoption of a new development. The first phase of a ten-year masterplan at Canada Water, The Founding is a rare opportunity to be among the first to buy into this incredible place, and our sales to date show people recognise the value in this.

Canada Water’s Zone 2 location provides easy access across central London, with superb connectivity from Canada Water station located just one minute from the front door. Its high-class interior design by Conran and Partners brings the heritage of location into the 21st century, enhanced by delivery from a leading FTSE Listed REIT in British Land and JV Partner AustralianSuper, who have a track record in creating world class places across the UK.”

Mandy Wong, Head of International Residential at JLL, comments: “As demand has shifted towards the ’15-minute city’ concept - where green spaces, employment hubs, retail, restaurants and education are all situated within close proximity – the vision of the Canada Water masterplan is highly anticipated. People are becoming increasingly convenience-led and therefore drawn to the idea of living in an evolving neighbourhood that is well-connected with easy access to transport, not to mention in a development that is well equipped with residents’ amenities. As a result, we have seen high interest levels in The Founding, which meets a lot of these requirements.”

Culture, Creativity and Community | Canada Water, British Land’s 53-acre masterplan is set to deliver between 2,000 and 4,000 new homes, office space for an estimated 20,000 workers and around one million sq. ft. of leisure, cultural and education facilities. This once in a lifetime project will be a net-zero neighbourhood by 2030, achieved through materials innovation and a sustainability first approach to all elements of design and construction. From earth friendly concrete to an all-electric energy strategy which uses 100% renewable electricity, to heat sharing between offices and homes, to finding inventive ways to give old buildings a new lease of life.

Canada Water will also introduce 12 acres of new open space, including a 3.5-acre park, a new Town Square, and 16 new streets. The destination is served by the Jubilee Line, London Overground and TfL bus services, with proximity to the best of art, culture, nature and nightlife that London has to offer.

First homes at The Founding are scheduled to complete in winter 2024. Prices for homes at The Founding at Canada Water currently start from £704,000 (about HKD 6.9 million). For sales enquiries, please visit or contact +852 2846 5828.

About the Canada Water Masterplan

The Canada Water Masterplan is a 50:50 joint venture between British Land and AustralianSuper, working in partnership with Southwark Council to create a new town centre for London.

The Masterplan is a 53-acre, mixed-use scheme that will deliver around two million sq ft of workspace to accommodate approximately 20,000 jobs, around one million sq ft of retail, leisure, entertainment, education and community space, and around 3,000 new homes, of which 35% will be affordable.

With wellbeing embedded into the masterplan, and buildings to support low carbon living, the project will also create 12 acres of new open space, including a 3.5-acre park, a new Town Square, the first new high street in London for 100 years and 16 new streets.

The Masterplan was granted permission in late 2019. In March 2022 British Land entered into a 50:50 joint venture with AustralianSuper, Australia’s biggest profit-to-member pension fund, providing additional funding to accelerate the major regeneration scheme, with Phase 1 expected to complete in Q3 2024.
