  • Mahoney House is a 39-unit assisted living community in York, Nebraska, approximate 50 miles west of Lincoln. Built in 1984, the community has 25,300 square feet and is situated on 5.00 acres of land. The community is 66.7% occupied as of July 28, 2020.
  • Saunders House is a 39-unit assisted living community in Wahoo, Nebraska, approximate 40 miles west of Omaha. Built in 1984, the community has 30,112 square feet and is situated on 4.22 acres of land. The community is 79.5% occupied as of July 28, 2020.

The properties each offer 39 units and are located in markets outside of the local metropolitan areas. The portfolio was approximately 70% occupied as of July 28, 2020 and is being offered unencumbered of debt or management contracts.

The properties of The Husker Portfolio have had zero cases of COVID-19.


  • Stable Rural Markets: The properties are located in smaller rural markets of Beatrice, Norfolk, York, and Wahoo. These markets offer less labor pressure and lower labor costs than larger metropolitan markets, which leads to low turnover and low volatility at the communities.
  • Limited Competition: The communities are located in markets with low existing seniors housing supply and very limited new seniors housing construction. Each of The Husker Portfolio’s four properties have only two or three potential competitors. The majority of competitors have occupancies greater than 90%, indicating the strength of the local submarkets.
  • Occupancy Upside: The portfolio was approximately 70% occupied as of July 28, 2020. The portfolio offers upside in the improvement of occupancy through new marketing efforts and/or rate adjustment.
  • Management Opportunity: A new buyer has the opportunity to install a new local or regional operator with a closer focus on the portfolio’s individual small rural markets.
