Mount Anvil Introduces Three Waters in Bow Creek, E3

A New Neighbourhood Meters From The Water, Minutes From the City

London developer Mount Anvil, in a joint venture partnership with Peabody, is preparing to launch Three Waters – an urban collection of over 300 new homes, located in Bow Creek, E3. A new residential destination for London, the development is located in a unique waterside setting that combines tranquility with unrivalled connectivity, and is poised to benefit from the extensive network of investment for which East London has become synonymous.

Cementing its position at the forefront of London's future, Bow Creek is situated in the heartland of the Capital's regeneration story. A stone's throw from London's financial centres past and present, Bow Creek, close to Bromley-by-Bow tube station, has been invigorated by an influx of innovators from a cross section of industries, drawn to the area in part because of its legacy as a nexus for makers, creators and pioneers. From the artisans who made matches, porcelain and gin, to the change makers of the Suffragette movement who made Bow Road their epicenter in the early 1900s, it is steeped in a multifaceted, unapologetic history.

Now on the cusp of its next incarnation, Bow Creek represents the pinnacle of opportunity, spearheaded by the tech, creative and financial firms who have made the area and its surrounds home. Integral to the Mayor of London's vision for the 'East Bank', BBC Music, University College London, the V&A East and Sadler's Wells East are relocating to the area, and focusing the attention of the international, investment and cultural communities firmly on East London. When connectivity is king, the area's desirability is only set to flourish given its proximity to Underground, DLR and Crossrail centres, as well as London City Airport.

Closer to home, and crystalising the unique proposition that Three Waters represents, the scheme occupies a triple aspect at the confluence of three waterways – Bow Creek, the River Lea and Limehouse Cut. Bringing a new dimension to waterside living in London, Three Waters will deliver over 300 studio, one, two and three-bedroom apartments over three buildings, with the first phase – The City Collection comprising over 150 private homes.

Drawing architectural cues from the area's industrial heritage, Three Waters is identifiable by its London red brick façade and gently peaked roofs, reminiscent of the historic warehouses and wharves that have punctuated the waterfront for centuries. Designed to maximise the waterside location, every aspect of Three Waters, from the apartments to the gardens and private rooftop terrace, has been designed to facilitate far-reaching views across the water and out to the City, fostering a sense of wellbeing.

With interiors designed by award-winning industry experts, SUNA, quality and meticulous craftsmanship has been infused into the creation of each home. Capturing the character of the local area, the design of each apartment echoes both the nature and urbanity of its surroundings and will stand the test of time.  Industrial-inspired detailing in the form of concrete material finishes artfully contrasts with organic materials, such as antique oak, for a raw, yet elegant effect. Contemporary kitchen appliances by SMEG and handle-less wall and base cabinets keep the finish simple, combining beauty and utility.

A contemporary suite of amenities is available for the exclusive use of residents and have been hand-picked to support a varied, modern lifestyle. A screening room is available for residents to enjoy films and box sets, and can be hired for private use, elevating the concept of home. Attached to the screening room is an additional social space, complete with table, bar stools and fridge, where residents and guests can mingle. Three Waters also offers a dedicated 24-hour concierge.

The scheme's infrastructures extend to include ground floor creative and retail space that is set to attract the likes of a trendy cafés and delis, while, in a nod to the area's artisanal heritage, it will also incorporate a series of makers' studios, dedicated for use by local artisans and start-up businesses to establish a professional workspace and operate as an extension of the onsite community.

With Bow Creek emerging as a new lifestyle destination for London, residents can expect an exceptional quality of life. Nearby, Three Mills Island is a Grade I listed tidal mill that offers retail and leisure opportunities, with a claim to fame as the birthplace of blockbusters from West Anderson and David Cronenberg.

Novice and weather-worn watersports enthusiasts alike can take advantage of the scheme's access to canals and waterways at every turn – ideal for canoeing, kayaking or paddle boarding. The London Aquatics Centre, Lee Valley VeloPark and the Copper Box Arena, a 6,000-seat indoor venue regularly hosting world famous sporting events and concerts are also close by.

For those who prefer to keep two feet on the ground, an abundance of urban parkland is within easy reach. The Lea River Park encompasses six new parks, opening up 45-acres of outdoor space for the local community to use. Wetlands and garden meadows provide a sanctuary, creating an environment in which to switch off, relax and engage with nature.

Jon Hall, Sales Director, Mount Anvil, comments: "A hub of regeneration and investment, Bow Creek is one to watch as far as East London is concerned. With house price growth predicted to reach 35% between now and 2021[1], the area represents real opportunity for owner occupiers keen to make a solid investment. This includes first-time buyers who may be renting, but who are looking to take their first step onto the property ladder with a smart buy.

"Three Waters is a particularly special scheme that combines the best of Bow Creek's industrial heritage, with a burgeoning yet buzzing community, and first-rate connectivity. With centers of business and industry on the doorstep, and icons of the creative landscape including BBC Music and Sadler's Wells taking up residence nearby, the neighbourhood has already received a stamp of approval."

Served by a fast-paced transport network, Three Waters is well connected. Bromley-by-Bow station is a six-minute walk away, served by the District and the Hammersmith & City lines, offering journey times of just over 15 minutes to the City and 23 minutes to the West End. For access to Greenwich and The O2 or Stratford's Westfield shopping centre there is the DLR from Devons Road station, only ten minutes away on foot.

The arrival of the Elizabeth line (Crossrail) at nearby Stratford station in 2019 will mean that City and Docklands professionals will benefit from an even faster commute, with Canary Wharf being accessible in eight minutes. For international travel, London City Airport is less than 20 minutes away by car and 23 minutes on the DLR.

Debbie Coombs, Sales & Marketing Director, Peabody, comments: "Three Waters will bring much needed, high quality, affordable housing to the local area and, with one, two and three-bedroom apartments and an enviable waterside location, there is something for everyone.

"With intelligent floorplans and attractive architecture, Three Waters will appeal to design-conscious buyers looking for more than just a home, but an established lifestyle proposition as well. With the convenience of a concierge, cinema room, and a host of transport connections on its doorstep, Three Waters offers the best of modern living in the capital."
