News Release

3 Canalside Walk, Paddington, London, W2

HONG KONG, AUGUST 30, 2017 – The project sits in the heart of London's most central canal-side district, an elegantly landscaped enclave alive with restaurants, bars and a vibrant year round calendar of events. From here you can enjoy a boat cruise up the Regent's Canal, or relax on a warm afternoon encircled by bright waters on London's only floating park.

Further afield, whether your destination is within London or around the world, few places to live make getting there easier. You can travel without ever crossing a road – the rarest of privileges made possible by direct access to Paddington Station over a quiet canal bridge, and then onwards to your destination via either Heathrow Express, national trains, the new Elizabeth Line or four tube lines.

No. 3 Canalside Walk forms part of the wider Merchant Square estate, an 11 acre, fully managed mixed use Estate in West London, which is currently occupied by nearly 10,000 workers and residents. Key landowners include European Land & Property Limited, Network Rail, British Land, Crossrail and Derwent London. Indeed, it is testament to the improving profile of Paddington that large corporates such as Marks & Spencer, Vodafone and Prudential have all relocated here. Merchant Square is managed by European Land & Property Limited, who are based on the Estate.

Spread over twelve floors, No. 3 Canalside Walk offers canal views at lower levels and far reaching magnificent views from upper floors. The building comprises 79 private residential apartments made up of one bedroom suites, one, two and three bedroom apartments. The top floor roof space will accommodate a private residents' Observatory Lounge and landscaped gardens.

The rooftop Observatory incorporates a lounge, for working, relaxing, dining or enjoying a movie screening, along with a terrace and outdoor gym, all affording expansive views over the city.

At a more down to earth level, residents will enjoy a comprehensive concierge service and access to underground car parking and a state of the art secure parcel delivery system.

Whatever mode of transport you choose, reaching destinations in London and abroad couldn't be easier. A short stroll will take you to the expansive greenery of Hyde Park, the sophisticated boutiques of Bond Street and Mayfair, or the vibrant bustle of the West End. A choice of four tube lines provides easy access to any destination in the city. The new Elizabeth line will whisk you to Heathrow in the West or Canary Wharf in the East, in under 20 minutes, and major road routes in and out of London and key cross-city routes are just minutes away.

The appointed architects, Horden Cherry Lee, have nearly 20 year's experience and have earned a reputation for designing and delivering high quality architecture across many building types and have received a range of national and local awards. Their design ethos and philosophy is defined by the directors and is refined by the design team leaders through each project stage to ensure a complete and consistent holistic design resolution.

The design of No.3 Canalside Walk has been crafted to reflect the heritage of the area as well as its exciting future. Billie Lee, Director of Horden Cherry Lee Architects who has worked on the project, describes the development as "dynamic, flowing and linear". The team took inspiration from Paddington, a place of connections, journeys and meetings, as well as the canal, with its flowing waters and gentle pace of life. "The canal has house boats and towpath activities like walking, cycling and running. The trains, the roads and pedestrian links are all linear and have objects and people flowing past each other, sometimes aligning, always moving," says Billie.

New build pricing in Paddington can typically range between £1,300 and £1,800 psf with £1,550 psf the average. However, the best apartments in the most prestigious developments command prices in excess of £2,000 psf.

A new one bedroom apartment of 500 sq ft is typically priced between £650,000 and £900,000 with a 750 sq ft two bedroom flat usually priced between £1.0m and £1.4m.

Andrew Scrivener, CEO of European Land & Property Limited comments: "We are delighted to bring forward the next piece of the jigsaw puzzle within Paddington Basin. We have given this boutique 79 unit scheme careful consideration, ensuring that the unit mix and sizes are optimised and tailored to suit current market demand. With Crossrail arriving in December 2018 with an entrance immediately opposite No. 3 Canalside Walk, we have already received healthy interest across all sectors.
