HONG KONG

Living the high life in the heart of Frankfurt

Demand is strong for premium urban apartments in Germany

HONG KONG, 24 October 2016 – JLL has been appointed as the sole agent in Hong Kong for Germany's tallest residential skyscraper Grand Tower - currently under construction in Frankfurt, the business and financial centre of continental Europe. The 172-metre-tall building has 401 apartments on 47 floors, and the premium one-, two- and three-bedroom high-end exclusive apartments and penthouses offer everything one could wish for. Prices of units start at €687,000 (about HKD 5.8 million).

Grand Tower provides flats sized range between 961 and 3,224 sq ft. It will be a residential property without equal – the last word in luxury and extravagance, with a unique European character. It provides the perfect backdrop to life in the city's center – and an inspiration for boundless dreams. With its exciting, award-winning architecture, Grand Tower adds a new, eye-catching highlight to the Frankfurt skyline and is without doubt the most exciting residential building project in Germany at the present time.

Luxury living

Spacious balconies and sweeping, panoramic, floor-to-ceiling windows offer spectacular views of the broad expanse of the sky, with the sparkling lights of the city below. Furthermore, flexible floor plans that offer great possibilities to suit any lifestyle – plus a choice of high-quality materials for baths, floors and walls. The concierge service in the five-star lobby adds up to the final touch of luxury living, and will make residents feel right at home.

Occupants of the Grand Tower can expect to be living the high life in a city of great diversity at the very heart of Europe. It will be a place sublime in every aspect, and created for today's urbanites – people who want it all: luxury living, urban lifestyle, and a place where the sky is the limit.

Convenient location

The Tower is centrally located, next to the Skyline Plaza shopping centre and directly in front of the new underground station exit (Güterplatz), at the start of Europa Allee. This "European Quarter" used to be dominated by industry, rail traffic and freight traffic. It was only in the last five to ten years that the Quarter's ideal location began to feature more clearly in the cityscape. The Tower is walking distance from the offices of large international companies based in Frankfurt, just 10 minutes' walk from the City centre and five minutes from the main railroad station. It takes 15 minutes to get to the airport.

Why invest in Germany?

International investors are looking for properties world-wide with a view to diversify their portfolios. While international investment interest has long been focused on the UK, especially London, clients have been expanding their portfolios to major cities in Germany in order to take advantage of the relatively affordable purchase prices and the stability of Germany's market and economy.

Frankfurt in particular has a lot going for it. Frankfurt is the ideal city for culture, leisure, and a cosmopolitan lifestyle. At the same time it is a vibrant, international business hub. It is not only the financial centre of Germany, but also the largest financial centre in Continental Europe. It is home to the European Central Bank, Deutsche Bank and Commerzbank. Its wider metropolitan area has a population of 5.6 million.

Frankfurt is where city life and high culture collide, and where economic momentum and visionary growth combine. It boasts world-class infrastructure, no other city is this well-connected to all international transport links. And it offers a great variety of green spaces within a short distance. These features are more sought-after than ever – and continue to drive the demand for premium urban apartments. The active market vacancy rate in the main metropolis at the close of 2014 was a mere 0.6%, having fallen continuously since 2006. Rents are increasing: since 2006, median rents have increased by almost 40%. At present, the average rental yield (units) in Frankfurt lies slightly higher than 4%.
