Galliard Homes launch stunning office conversion in key Crossrail Growth Zone

The Atria Apartments, Slough

HONG KONG, 06 September 2016 – Leading London house builder Galliard Homes is delighted to present the Atria Apartments, located on Bath Road, Slough, a key London growth zone. The apartments are a seven minute drive from Slough mainline railway station, with direct links to Paddington Station. Slough is also on the incoming Elizabeth Line (Crossrail) from 2019, meaning a travel time to Bond Street of close to 30 minutes and Liverpool Street in 38 minutes. Set in a striking former office building, Atria Apartments will offer 108 apartments ranging from studios to two-bedrooms, with a variety of studio sizes incorporating flexible 'study' spaces. Homes at Atria Apartments will range from 272 Sq Ft to 1,046 Sq Ft, and prices start at £169,995.

Slough is benefitting from over £1 billion of inward investment, including the new 'Heart of Slough' regeneration showcase, including over 750,000 Sq Ft of new office space, a new Elizabeth Line rail station and bus station and 'The Curve' (a new cultural centre for Slough). Regarded as a technology and industry 'hub', Slough is home to over 4,600 businesses including o2, Unilever and Amazon contributing some £8 billion to the British economy each year. This incredible growth placed Slough in the '60% increase club', with property prices predicted to rise by almost £100,000 between 2014 and 2020.

David Galman, Sales Director at Galliard Homes said: "We are delighted to be launching Atria Apartments in a key London growth zone, one which is already attracting huge businesses and investment. Slough is a vibrant hub for residential and commercial tenants and is set to become more desirable as Crossrail opens, meaning that Paddington is reachable in less than 20 minutes, and by 2020 Heathrow will be accessible within 6 minutes. We anticipate great interest from both domestic and international purchasers, looking either for a stylish pied-a-terre in touching distance of London or indeed a savvy investment purchase."

The Atria Apartments are set in a spectacular former office building, set over two floors with a double-height entrance foyer and a spectacular central atrium with glazed roof. Two private residents lifts will serve the apartments, and private grounds have been landscaped for residents. There is extensive lower ground floor car parking at the scheme, with some above ground parking spaces.

All new homes at Atria Apartments will be specified to the highest quality, with Oak one strip engineered timber flooring to all living areas (throughout in studio apartments). Stylish kitchens in grey with concealed handles and reconstituted stone worktops will be complete with in-built appliances and bathrooms will be supplied with large format porcelain tiles, chrome fixings and white bathroom suites.

Residents will benefit from the buzzing Central Slough pedestrianized high street, which is only a short walk from Atria Apartments. Queensmere Observatory shopping centre is also a short distance from the residences and has over 120 shops and restaurants. Slough is also replete with green open spaces, with the Grade-II listed Herschel Park and nature reserve among others.

Atria Apartments are part of the Galliard Homes Summer Sale range of developments, all of which are in key London growth locations. Galliard Homes forecasts that Atria Apartments will provide rental returns of over £800 PCM for Studio apartments, over £975 PCM for 1-Bedroom apartments and over £1,200 PCM for 2-Bedroom apartments.
