Over four floors at The Mark in Kwun Tong leased

Drawing great attention from tech, engineering and design companies


HONG KONG, 1 June 2015The Mark, a premium new office development in Kwun Tong  managed by real estate asset manager Pamfleet, received positive response in the leasing market. Four and a half floors of office space had already been leased since the official launch in March.

The Mark is the only new office building with typical floor-plates under 5,000 square feet in Kwun Tong for the next two years. The building commands sea views of the Kai Tak Cruise Terminal and Victoria Harbour. Pamfleet appointed JLL as sole leasing agent and property manager, and the building received numerous leasing enquiries after it was launched for leasing.

Diaz Chan,  Asset Manager at Pamfleet, said: "Four and a half floors of office space at The Mark totalling 16,150 square feet were recently leased to tech, engineering and design companies. Two floors on the lower zone involving approximately 7,126 square feet are currently under serious negotiation."

Adrian Tang, Head of Kowloon Markets at JLL, said: "The effective rents at The Mark are starting from  HK$16 per square foot. A competitive rental package would be offered to prestigious tenants. Show suites at 10/F and business services floor at 3/F are now available for visit by appointment. Kowloon office market is relatively stable so far this year. The vacancy rate declined from 7.2 percent at the end of March to 7.1 percent at the end of April, while the average office rent climbed to HK$31.4 per square foot from HK$31.3 per square foot," Adrian added.

The Mark, located at 164 Wai Yip Street, Kwun Tong, is a 21-storey office building that offers a total GFA of approximately 70,000 square feet. It provides typical floor-plates of 3,563 square feet and allows tenants to opt for full-floor or half-floor units of 1,662 or 1,901 square feet. Prime office space (4/F–20/F) command sea views of the Kai Tak Cruise Terminal and Victoria Harbour starting from 12/F.

In addition, the building features flexible design to maximise efficiency and SME-targeted functions, including Wifi-enabled hot desks on a semi-open plan tenant-dedicated floor; fully equipped meeting rooms; convenient and secured storage space; and value-added services, such as networking events, free coffee and ample parking spaces, all of which serve to empower businesses to make their mark.
