Brand new “KC100” commercial building receives overwhelming response

Providing the only new commercial supply in West Kowloon this year


Hong Kong, 29 January 2015 "KC100", developed by Campell Group, is a premium new office development slated for completion in Q1 2015 which will provide the only new office supply in West Kowloon this year.

Campell Group has assigned JLL to be the sole leasing agent and property manager for the project. The project commenced pre-leasing in Q4 last year, and has received a very positive market response. Dr. Eddy Li Sau Hung, Chairman of Campell Group, said, "KC100 is Campell's first Grade A office project. We have received very strong market response so far, with one floor already leased and four floors with total 100,000 sq ft under negotiation.

Mr. Adrian Tang, Head of Kowloon Markets at JLL, said, "KC100, a rare Grade A office building, will offer the only new office supply in West Kowloon this year.  It is located near the container terminals and commercial and industrial areas of Lai Chi Kok and Cheung Sha Wan, forming a sizable business cluster which will attract interest from prospective tenants. We are currently undergoing negotiations with financial services and insurance companies to rent units at between HK$27 and HK $28 per sq. ft.

Situated at 100 Kwai Cheong Road, Kwai Hing, the twelve-floor KC100 project includes nine floors of Grade A office space and two floors of retail space with floor plates of approximately 24,663 sq ft (gross). Offering more than 60,000 sq ft of retail space, KC100 will provide tenants and shoppers a diverse range of shopping and catering choices, as well as bring the convenient supporting facilities and services to the office building market in the area.

The building is highly accessible, with Kwai Hing MTR Station just 3 minutes away, and Central and Hong Kong International Airport within a 15-minute and 26-minute drive, respectively.

Campell Group Chairman Dr. Eddy Li Sau Hung also commented that, "KC100, formerly known as The General Garment Building, is now a Grade A office project after a revitalization project carried out by the Group. As it is our goal to make KC100 the most successful revitalization project in Hong Kong, we have equipped the building with the best office fittings possible. In addition, to coordinate with clients' needs, we adopted green architectural design concepts in the building to make it an urban oasis in the area."

Ever since the government announced its plans for revitalization projects in Hong Kong, East Kowloon, a former industrial area, has undergone rapid transformation into a new business district. Mr. Adrian Tang, Head of Kowloon Markets at JLL, expects West Kowloon will be the next up and coming business district. He considers the undergoing Guangzhou-Shenzhen-Hong Kong Express Rail Link Hong Kong section project to stimulate the development of West Kowloon. With the trend of companies relocating offices away from CBD areas, and with growing demand for office space within the area, Mr. Tang predicts that industrial and commercial businesses will be in the spotlight in West Kowloon, and will transform the area into a potential booming business district.
