JLL is first property management company in Asia to adopt TourTrax mobile patrol platform that improves the way guards perform duties
Commercial building security guards are going hi-tech with a new easy-to-use app for smartphones that speeds up reporting by improving communication channels while they are on patrol.
Born from JLL's commitment to embrace the latest technology and apply best practices, this new mobile patrol technology platform has the power to transform the way security guards perform their daily duties, reduce manual processes, strengthen data collection, and create sustainable, paperless work environments.
Guards no longer need to carry a walkie-talkie and metal wand to register at checkpoints along their route. With JLL's smartphone app, they enter key points on the patrol route, and the data collected is logged immediately on the complementary control room system. A friendly reminder can also be sent out about the location of the next checkpoint and the guard's other duties.
In addition to boosting efficiency, this web-based platform expedites incident response times on- and off-site. The guards can alert JLL's
property management control room via text or photographs in real time, and also contact cleaners or technicians directly about minor problems that require follow up action. On site staff will receive prompt feedback and guidance, and technicians armed with these company smartphones can submit status reports on the work orders using the same app.
The benefits of having a real-time communication platform are immeasurable. If there is a break-in, burglary, or an act of vandalism, the mobile patrol guard will be able to notify the control room straightaway. In the event that a building occupant or member of the property management's team has an accident, a call for emergency medical attention and back-up could avert a potentially life-threatening situation. A blocked drain in a rainstorm need no longer be a nuisance, and burst pipes, fires, and any other hazard or problem inside or outside the building can now be reported and dealt with on the spot.
"No longer will patrol guards posted at remote locations be asked to call in at head office to manually file a report or submit a form because we now have the technology to send reports and feedback in real-time," says
Calvina Chan, JLL's Head of Customer Service, Hong Kong Property Management.
The data collected through the system will also provide JLL with a more comprehensive analysis of the type of ad hoc repair works that are needed in different buildings—information vital in developing risk mitigation plans and strategies.
JLL aims to supply 40-50 buildings with a total of 90 mobile patrol smartphones in the first roll-out phase. The firm aims to eventually extend the scheme to its entire portfolio of more than 350 buildings in Hong Kong, and is considering future adoption of the platform in Greater China. Large buildings will be assigned up to three devices to be used by the security guards, technicians and cleaning foremen.
Feedback on the platform so far has been overwhelmingly positive, with many premium commercial buildings across Hong Kong already signing up for the system, including LHT Building, Infinitus Plaza, 9 Queen's Road Central, The Long Beach, CCB Tower, CCB Centre and Bank of America Tower.
